The Laundry Building

The building was a former commercial laundry and had been derelict for over 10 years. It had been used as a squat and rave venue. The Client purchased the building with the idea of turning it into 24 individual studios based around the creative music/arts industry.

The building had suffered extensive damage with all glazing being smashed and roof lights stolen. This allowed water to penetrate through the building therefore we had to go to great lengths in drying the building out.

Etcetera Construction Services were contracted to carry out the refurbishment and fit-out works which included constructing the studio partitions and forming toilet blocks.

The partitioning was constructed to give a highly reduced volume level and had oversized double doors to each studio. The walls were full height with some reaching 4.2m. The toilet blocks and cubicles were constructed in facing brickwork, with all waste pipes exposed and installed in cast.

The whole design aim was to keep an industrial, rugged feel to the building.
